Advised building owners on refurbishment.

The building's tenants wanted to break from their lease early; the owners (AXA Real Estate) considered it an opportunity to undertake comprehensive CAT A refurbishment. They wanted to bring the building up to current commercial standards, and to resolve a number of design issues. They also wanted to reconfigure the entrance and change the use of large areas of storage and ancillary space. They asked us for ideas on improving the building's retail space; it suffered from a high vacancy rate.

Our proposal increased the net-lettable space on upper floors and extended the retail units into the underutilised storage space. To demonstrate, we constructed illustrations and 3D visualisations.

The scheme successfully showed the site's potential, and AXA were able to dispose of the building at a favourable price.
