SHOR helped a law firm appraise its real estate options, and then to relocate.
Ince & Co is a law firm that provides advice in a number of specialised areas such as insurance, shipping and energy. SHOR Associates was initially appointed to help negotiate with the landlord over the refurbishment of their existing premises. However this evolved into a comparison of refurbishment with relocation and, after analysis, we felt the latter would create less cost and disruption.
Ince & Co asked us to appraise alternative buildings. We felt the best option was International House (which overlooks St. Katharine Docks and Tower Bridge) because it allowed for a very efficient space plan and was in a hugely impressive location. It was also very affordable.
They agreed. The first stage was a 40,000 sq ft design and fit-out, and an additional 15,000 sq ft following on later. The project involved negotiating with the landlord to make CAT A improvements to the air conditioning system; it was very energy inefficient, and therefore a very important environmental issue.
